Max Estates is going to build a Gurgaon residential property.
According to three sources with knowledge of the matter, Max Estates and Namo realtech private ltd have signed a Joint matter Agreement (JDA) to build a group housing project on the Dwarka Expressway in Gurgaon.
The property is adjacent to Krisumi Waterfall Residences, which is a joint venture between Indian auto component manufacturer Krishna Group and Japanese giant Sumitomo Corporation.
The Max Estates and Namo Realtech-formed independent SPV will include this project. In addition to being the managing director of Krisumi Corporation, Mohit Jain is a director of Namo Realtech.
In sector 36A in Gurgaon, Max Estates plans to create around 2.5 million square feet on a 15-acre plot of land. One of the individuals cited above stated, “The developer would receive one third of the saleable area and an advance payment of Rs 75 crore.
While Max Estates plans to launch its first residential property in Noida in the first half of 2023, this will be the company’s first residential project in Gurgaon.
The deal’s transaction advisor is CBRE. ET sent a letter to Max Estates and CBRE, but neither company replied.
Recently, the US-based mutual life insurance company New York Life Insurance Co. announced plans to invest Rs 290 crore for a 49% ownership share in a commercial project in Gurgaon that is being developed by Acreage Builders Private Limited, the SPV of Max Estates.
Max declared in September 2022 that it has begun the process of paying Rs 322.50 crore to acquire 100% of the SPV’s equity.
It completed the acquisition and onboarded New York Life on February 2 of this year.
The new SPV, which is authorized to develop a commercial property on 7.15 acres on Gurugram’s Golf Course Extension Road, will be 51:49 owned by both companies.

“With acquisitions this year (completed and in the pipeline), we will be ending FY 23 with a real estate portfolio of 7-8 million square feet diversified across the Delhi-NCR region, asset classes, and risk spectrum,” Sahil Vachani, CEO and MD of MaxVIL, just recently.
By the middle of CY 23, the company intends to start construction on a residential complex in Noida.
The business had stated in a release, “This will be a boutique development with a gross development value of Rs 1300 crore.”

New Delhi, May 23 (PTI) DLF Chairman Rajiv Singh has retained his position as the richest real estate tycoon in India, with a net worth of Rs 59,030 crore, according to the Grohe-Hurun India Real Estate Rich List 2023.
The report, which was released on Tuesday, ranked 100 people from 67 companies and 16 cities. It found that the wealth of 61% of the people on the list increased, while 36 saw a decrease in assets. Additionally, 25 new faces joined the list.
Mangal Prabhat Lodha of Macrotech Developers (Lodha Group) and his family were ranked second on the list, with a net worth of Rs 42,270 crore. Arjun Menda and family of Bengaluru-based RMZ Corp secured the third spot with a net worth of Rs 37,000 crore. Chandra Raheja and family of K Raheja Corp secured the fourth position with a wealth of Rs 26,620 crore.
Anas Rahman Junaid, managing director and chief researcher, Hurun India, said that the rise of new entrepreneurs in the real estate sector is evident from the fact that 25% of the people on the list are first-time entrants.

In June, Prime Minister Modi to inaugurate Gurugram section of the much-awaited Dwarka Expressway
The Gurugram section of the Dwarka Expressway is expected to be officially inaugurated by Prime Minister Narendra Modi in June. However, the start date for the project has not yet been determined. Before the opening, Union Minister for Road Transport and Highways, Nitin Gadkari, will visit the expressway. This project is Prime Minister Modi’s dream project and a plan has been devised to have him open the Gurugram section of the expressway. The authorities aim to complete the whole cloverleaf flyover at the Kherki Daula toll plaza on the Delhi-Jaipur Motorway, as well as the Gurugram segment of the Dwarka Expressway, by May 15.
The Dwarka Expressway is a 23 km long project, worth Rs 9,000 crore, spanning 18.9 kilometres in Gurugram and 10.1 km in Delhi. About 4 kilometres of the project is currently under construction. Of the 23 km, 3.6 km will be covered by the Dwarka Motorway to Palam Airport tunnel. Furthermore, an underpass will be constructed to connect the Delhi-Gurugram Motorway to the Dwarka Motorway in Mahipalpur.
This week, senior district administration officials, along with officials from the National Highway Authority of India (NAHI), will visit the Dwarka Motorway. The Northern Peripheral Road, commonly known as Dwarka Expressway, starts from Shiv-Murti on NH-8 (Delhi-Gurugram expressway) and ends near Kherki Daula Toll Plaza, through Dwarka Sector 21, Gurugram border, and Basai. It is expected to ease traffic on the Delhi-Gurgaon Expressway and other major roads.
